Selecting the right survey will help identify any serious problems and advise you of any specific risks before you commit to buying.

Which RICS Home Survey is right for me?

We offer two different types of RICS survey.

HomeBuyer Report

The RICS HomeBuyer Report is the most commonly chosen level of survey when buying or selling a conventional house, flat or bungalow, built from common building materials and in a reasonable condition. It includes:

  • Clear ‘traffic light’ ratings of the condition of different parts of the building, services, garage and outbuildings, showing problems that require varying degrees of attention,

  • A summary of the risks to the condition of the building; and,

  • Other matters including guarantees, planning and building control issues for your legal advisers,

  • A list of problems that we consider may affect the value of the property,

  • Advice on repairs and ongoing maintenance,

  • Issues that need to be investigated to prevent serious damage or dangerous conditions,

  • Legal issues that need to be addressed before completing your conveyancing; and,

  • Information on location, local environment and the recorded energy efficiency (where available).

This is the report we most often recommend if the property is not listed, valued at less than £1m and is constructed of traditional materials and techniques (e.g. bricks and mortar).

Building Survey

Formerly known as a full structural survey, the Building Survey is best suited for large, older or run down properties, those which are unusual, significantly altered or if you are planning major works. It gives more information about the structure and fabric of the building and includes;

  • A thorough inspection and detailed report on a wider range of issues,

  • A description of visible defects and potential problems caused by hidden flaws,

  • An outline of repair options and the likely consequences of inactivity; and,

  • Advice for your legal advisers and details of serious risks and dangerous conditions.

Flats and High Rise Properties

Unfortunately we are unable to offer either HomeBuyer Reports or Building Surveys on flats or high rise properties.
